Skilled Property Manager / Ranch & Facilities Maintenance (NOT Animal Care)
We are looking for a highly skilled, experienced property manager for a large private equestrian property in Olympia, WA.
This is NOT a handyman helper job, NOT a general labor job, and NOT a barn manager or animal care position. The animals are not your responsibility.
You must be comfortable working around horses, goats, and cats, but you will not be feeding animals, cleaning stalls, or providing animal care of any kind. This role is strictly about maintaining and improving the property, buildings, infrastructure, and grounds.
This is a W-2 employee position, not a 1099 contractor role.

This job is for you if:
You are someone who:
• Has years of hands-on experience in construction, building repair, facilities maintenance, or property maintenance
• Can repair and replace rotted wood, siding, trim, fencing, doors, and windows
• Is comfortable doing real repairs, not cosmetic patch jobs
Has gardening experience:
• Is experienced with proper pruning of trees, shrubs, and ornamental plants (not just cutting things back)
• Is also coachable and willing to learn when a specific plant or situation is unfamiliar
Can confidently operate:
• Tractor
• Zero-turn mower
• Chainsaw
• Pole saw
• (Bonus) Backhoe / excavator / skid steer
Has mechanical aptitude and can help maintain and troubleshoot: Tractor, Mowers, Small equipment
Is comfortable with heavy physical work, including:
• Shoveling and spreading gravel
• Moving and spreading several yards of wood chips
• Moving and placing heavy rocks for landscaping and drainage features
• Digging, trenching, and planting at scale
Follows OSHA and Washington State safety requirements, including proper use of PPE and always wearing seatbelts on equipment such as tractors

• Repairing and replacing rotted exterior wood and fencing
• Painting buildings and fences during warm weather
• Replacing windows or doors when needed
• Gravel driveway repair and grading
• Operating tractor for moving gravel, soil, and materials
• Chainsaw and pole saw work for tree and property maintenance
• Proper pruning of trees, shrubs, and ornamental plants
• Large-scale planting projects (hundreds of plants, including long driveway plantings)
• Lawn renovation and maintenance, including helping establish and maintain a golf-course-quality lawn (spring replanting with Kentucky bluegrass, leveling, seeding, etc.)
• Moving and shaping rock for a large decorative rock creek and drainage features
• General property infrastructure improvements

Schedule & Pay:
This is a W-2 employee position.
This will start as a part-time position (approximately 20 hours per week) with flexible scheduling, with the potential to grow into full-time over time.
