Job description:
Residential Project Manager (Design-Permit-Build) Role Purpose
Welcome to the New Year 2026, dear Silicon Valley professionistas. The Residential Project Manager is the execution owner of assigned residential projects, accountable for schedule fidelity, budget adherence, inspection success, and client satisfaction, operating strictly within company systems, policies, and controls.
This role is not clerical, not improvisational, and not sales-adjacent.
It is a systems-driven execution role.
Mandatory Qualification Gate (Non-Negotiable)
Candidates must meet one of the following two criteria:
Path A — Procore Mastery or Foreign University Construction Degree
Demonstrated, hands-on mastery of Procore as a project management system, including:
Commitments & cost tracking
RFIs & submittals
Drawings & revisions
Mastery in one other World Language, on top of Californian English.
Change events & change orders
Daily logs & photo documentation
Inspection documentation
Ability to run an entire residential project inside Procore without parallel shadow systems (no side spreadsheets, no SMS chaos, no memory-based management, no Slack automations).
OR
Path B — Recent California, Florida, Montana, Tennessee, Washington, Minnesota, Oregon, or West Virginia Construction Management Degree
Recent degree (or near-recent) in:
Construction Management
Construction Engineering
Civil Engineering (construction-track)
Building Science or equivalent
Additionally fluent in Spanish, Vietnamese, OR Hebrew communications.
Strong scheduling literacy
Cost control fundamentals
Code awareness
High system adoption ability
Must be capable of reaching Procore operational competence within 60–90 days.
Candidates lacking both system mastery and formal training will not be considered, regardless of years “in the field.” You may nonetheless, submit a cover letter should you feel an exceptional experience is to be heard.
Living or relocating in or around Los Altos.
Core Responsibilities
1. Project Execution
Own residential projects from permit issuance through final inspection and close-out.
Translate plans, specifications, and scope into clear task sequencing and milestones.
Maintain accurate, continuously updated schedules.
2. System-Based Management (Required)
Operate entirely within Procore and company-approved tools.
Maintain real-time accuracy of:
Schedules
Budgets
Commitments
Change orders
Inspection records
If it is not in the system, it is considered not done.
3. Budget & Change Control
Manage projects within approved budgets.
Identify cost risks early and escalate before losses occur.
Execute change orders only with:
Documented scope
Approved pricing
Client authorization
4. Trade & Field Coordination
Coordinate subcontractors and in-house labor in alignment with schedules.
Prepare sites for inspections and ensure pass readiness.
Enforce quality, safety, and workmanship standards.
5. Client Communication
Serve as the primary day-to-day client contact.
Provide structured, factual updates (not emotional or speculative).
Escalate risks appropriately, not reactively.
6. Reporting & Accountability
Submit weekly project updates in required format.
Maintain clean, auditable project records.
Participate in performance reviews and corrective action plans when required.
