Experienced Construction Estimator (Contract Position)

Location: Irvine, CA (Serving Southern California)

We are a locally based General Contractor in Irvine, serving all of Southern California, with active projects ranging from San Diego to Thousand Oaks, and inland to Big Bear.

We are seeking an experienced Construction Estimator (Contract / 1099) to handle all current and future leads. We currently have a backlog of 5+ active projects and average 5–10 new estimates per month.

This role requires the ability to estimate both with and without plans, and includes in-person site visits as well as plan-based takeoffs. The majority of work is residential, though commercial experience is required.

Responsibilities

Prepare accurate, detailed estimates for residential and light commercial projects (Convenience Stores and Multi-Family/Use)

Perform on-site estimates without plans (remodels, additions, repairs)

Complete plan takeoffs and scope development when drawings are provided

Review site conditions, identify constructability issues, and account for real-world constraints

Work closely with the GC to align scope, budget, and client expectations

Assist with value engineering when needed

Maintain consistency in pricing, labor assumptions, and material takeoffs

Requirements

5+ years experience as a construction estimator (residential required, commercial preferred)

Strong understanding of SoCal construction methods, labor, and pricing

Ability to estimate without architectural plans

Proficient in reading and interpreting construction drawings and specs

Experience with remodels, kitchens, baths, additions, and whole-home projects

Familiarity with permit requirements and building practices in Southern California

Reliable transportation and willingness to attend site visits

Ability to work independently and manage multiple estimates per month


Preferred (but not required):

Semi or Retired General Contractor

Experience with estimating software (Xactimate, Buildertrend)

Background as a GC, PM, or field supervisor

Knowledge of commercial TI or mixed-use projects

Compensation

Contract / 1099 position

Paid per estimate or per project (negotiable based on experience)

Consistent volume of work with opportunity for long-term collaboration
