Job Description
➢ Resident Service:
o Addresses resident service and maintenance requests. Corrects situations within 24 hours when possible.
o Works with Lead Maintenance Technician, assuring maintenance personnel are available for emergency purposes.
o Inspects “market ready” vacancies daily to ensure cleanliness.
o Communicates with residents on any pending items and / or status of completed service requests to ensure satisfaction. Also
communicates with Lead Maintenance Technician and office staff.
➢ Preventive Maintenance & Safety:
o Must be knowledgeable of pertinent laws and EPA and OSHA regulations governing property storage and management of hazardous materials, including solvents, flammables, caustics and refrigerants.
o Must be aware of the physical property throughout the community and immediately correct unsafe conditions; e.g., broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights.
o Physically inspects the property and grounds. Picks up litter to minimize liability concerns and ensure excellent curb appeal at all times.
o Maintains accurate records regarding preventive maintenance, service requests (received and completed), expenditures, apartment
make-ready status, work-in-progress, etc.
o Schedules and performs minor and routine maintenance on all appropriate equipment on a regular basis. Inspects and maintains all
tools are in good working condition and safe to utilize.
o Take part in the preventive maintenance program for apartment units on a bi-annual (2 times per year) basis. Communicates schedule with office staff to alert residents of upcoming program schedule.
o Performs work area clean-up and safety related duties.
o Organizes maintenance shop for easy access to supplies and tools and keeps in order for a safe work environment for all staff
members.
o Be knowledgeable in local and state codes for permitting, sign ordinances and pool regulations.
➢ General:
o Diagnoses and performs minor and/or routine maintenance and repair involving the following on a daily basis:
▪ Electrical and plumbing (including water lines)
▪ HVAC, with EPA Certification
▪ Appliances (when applicable)
▪ Water irrigation systems
▪ Stairs, gates, fences, patios and railings
▪ Tile, carpet and flooring materials
▪ Roofing, gutters and fasteners
▪ Interior and Exterior lights
▪ Wallpaper/painting
▪ Irrigation maintenance and repairs
▪ Landscaping
▪ Fountain maintenance and repairs
▪ Foundation/sidewalk repairs
▪ Fireplaces and Ceiling Fans
▪ Gas fixtures and appliances (where applicable)
▪ Shutters, doors, cabinets, windows and sliding glass doors
▪ Boiler (gas and electric)
▪ Door locks, post office boxes and all applicable locks
▪ Security systems (where applicable)
▪ Ceiling leaks
▪ Walls
▪ Pool areas, tile, hot tub/spa and pool furniture
o Ensures that all make-ready repairs and services are completed correctly and on schedule. Inspects and helps coordinate all needed
make-ready repairs and services. Assists make-ready staff as required to meet deadlines.
o Reports all major repairs and requisitions to the Lead Maintenance Technician and Property Manager prior to any expenditure of funds.
o Changes locks and makes keys.
o Removes and transfers heavy appliances and equipment from storage area to apartments (or vice-versa) as circumstances warrant.
o Maintains storage and control of items left in apartment in accordance with local ordinances and communicates with office staff to alert previous resident on items left behind. Assists in moving abandoned furniture, appliances, etc. to dumpster when necessary.
o Identifies all utility meter cut-offs, apartment and fixture cut-offs and sewer cleanouts. Prepare maps indicating same and train and
instruct all maintenance staff, office staff (especially those living on-site) on proper location and operation in case of an emergency.
o Communicate effectively with residents, staff, vendors and supervisors.
o Ensures that storage areas remain locked when not in use.
o Contract use of outside vendors when approved and necessary.
Performs any additional duties or tasks as assigned by the Lead Maintenance Technician, Property Manager, Area Manager, Regional
Maintenance Director and/or Regional Manager.
➢ Position requires at least 1 year experience in property maintenance or equivalent field.
