Schedule: Tuesday – Saturday, on-call for emergencies

Overview:
Inwood Tower, a 189-unit co-op, is seeking a skilled Live-In Superintendent to manage daily operations, maintain building systems, and ensure a safe, well-maintained environment for shareholders. This 32BJ union position includes an on-site apartment and comprehensive benefits.

Responsibilities:

Maintain plumbing, electrical, elevators, and fire safety systems
Supervise and coordinate building staff.
Schedule and oversee vendor and contractor work.
Respond promptly to emergencies, including after-hours issues.
Conduct routine inspections of common areas, mechanical rooms, and exterior spaces.
Ensure cleanliness, safety, and proper functioning of building systems.
Assist with building improvements and preventative maintenance projects.
Provide professional and timely support to shareholders and the co-op board.

Requirements:

Minimum 3 years’ experience in high-rise residential buildings (co-op or condo preferred).
Technical knowledge of plumbing, electrical, elevators, and fire safety systems.
S-12 and S-13 licenses required).
Strong leadership, communication, and problem-solving skills.
Ability to lift heavy objects, climb ladders, and respond to emergencies on-call.
Knowledge of NYC building codes, HPD regulations, and inspection requirements.
