Job Description

Position Overview

We are seeking an experienced, hands-on Manage Community to oversee an 88-unit multifamily apartment community in Jacksonville, Florida. This is a working manager role ideal for someone who thrives in turnaround environments and is comfortable addressing deferred maintenance, operational inefficiencies, and resident issues head-on.

The right candidate can hit the ground running, bring structure and accountability to daily operations, and play a key role in stabilizing occupancy, collections, and property conditions.

Key Responsibilities

-Oversee day-to-day operations of the property
-Serve as the primary on-site presence for residents, vendors, and ownership
-Manage rent collections, delinquencies, and resident communications
-Coordinate and monitor maintenance and repair activities, including deferred maintenance projects
-Work closely with maintenance staff and vendors to ensure timely, cost-effective repairs
-Conduct regular property inspections and identify priority issues
-Enforce lease terms, policies, and community rules
-Handle move-ins, move-outs, renewals, and notices
-Maintain accurate records, reports, and rent rolls
-Assist with leasing efforts to improve occupancy and resident quality
-Respond professionally to resident concerns while maintaining firm boundaries

Ideal Candidate Profile

-2+ years of multifamily property management experience (Class B/C preferred)
-Proven experience with distressed or underperforming properties
-Comfortable working in an environment with deferred maintenance
-Strong understanding of Florida landlord-tenant laws
-Highly organized, reliable, and solutions-oriented
-Willing to be hands-on and visible on the property
-Able to manage difficult situations with professionalism and consistency
-Experience with rent collection, notices, and delinquency follow-up
-Maintenance coordination experience is a must
